Terms and Conditions

Rental Fees:

2008 Prices - Summer season (Memorial Day through Labor Day) $1300/week (which includes cleaning fee) payable by cash, check, or money order only.  Saturday to Saturday only unless by prior owner agreement.  Off season rates - 3 day minimum - Please contact us.

Damage Deposit - First-time renters are subject to a $300 damage deposit at the time of final payment. Unused damage deposit will be returned within maximum 30 days of the rental period. Returning visitors are not subject to damage deposit.

Reservations and Deposits:

One half (50%) of total rent must be received to hold a selected date. If another inquiry is received before the deposit is paid, the renter will be notified that the date cannot be held, and the cottage again will be made available for rent.

Balance *must* be received at least 30 days prior to the rental period.

Cancellation:

*** PLEASE READ THIS SECTION CAREFULLY***.  Please make sure you are certain of your dates before committing.

If the reservation has been made and deposits received as per above, a written, signed and dated cancellation notice must be received more than 10 days prior to arrival so that owners can work on refunding the deposit money ONLY IF THEY ARE ABLE TO RE-BOOK THE SAME DATES -- Otherwise, the deposit funds are FORFEITED.  (If under 10 days, it is considered nearly impossible to re-book, but will try.)  Also, if the total amount due is NOT received at least 30 days prior to arrival, the reservation will be cancelled and all deposit money paid will be forfeited unless the owners are able to re-book the same dates.  

Special Circumstances:

If the renter has an emergency situation (i.e. death in the family, extreme illness, etc.), owners will make a decision at their discretion as to the refund or forfeiture of funds based on several factors including seriousness of the situation, number of inquiries for said week, availability of renter on waiting list, etc.  

Keys:

Keys will be mailed when final deposit is received. Last-minute rentals may be arranged with owner agreement: please contact us.

Renter Responsibilities:

Please act responsibly. Lock doors and turn off all lights and appliances when vacating, remove all perishable foods. Long-term tenants will be responsible for setting out trash on a weekly basis (Sunday night or Monday morning) utilizing only designated trash bags or cans with stickers, which will be provided. Weekly renters will have their trash removed at the end of their stay during routine cleaning. Report any damages or maintenance required. A self-addressed, stamped envelope will be provided for return of keys.
